Is this a mortgage application?

No. The purchase-readiness assessment and the detailed qualification review are both information-gathering steps that let a licensed mortgage professional review your scenario properly. When you are ready to submit a formal application, you are directed to our brokerage’s secure application portal. Nothing on this site issues an approval or a lender decision.

What makes this different from an online mortgage calculator?

A calculator applies arithmetic to the numbers you type in. A qualification review looks at how your income is actually earned and documented, what your credit and debt obligations look like, what kind of property you are buying, and which lenders are a realistic fit. The result is a plan you can act on rather than a number you have to second-guess.

Do you only work with buyers who have perfect credit?

No. Alongside prime lending, alternative and B-lending solutions are reviewed where appropriate, including provincially regulated credit unions, subject to lender policy and underwriting. Self-employed buyers, newcomers, and buyers with non-traditional income are a regular part of this practice.

How quickly will I hear back?

Provide complete information and the requested documents through the detailed qualification review, and a mortgage professional will review your scenario and respond within one to two business days. That response is a meaningful review — not an approval, rate quote, or lender decision.

Which parts of Ontario do you serve?

Twenty-five Ontario markets have dedicated guidance on this site, from Toronto and Ottawa through the Halton and Waterloo corridors to Niagara and Southwestern Ontario. If your market is not listed, the review process is the same — Ontario residential purchase financing is the focus.

Is this the same as your commercial mortgage practice?
