Buying in Southwestern Ontario

London and Guelph share a profile that appeals to buyers priced out of the GTA: more house for the money, stable institutional employment and neighbourhoods with real character. They also share the practical complications that come with older housing stock and university-adjacent rental demand.

What shapes a purchase in Southwestern Ontario

Relative affordability changes which constraint binds first. In the GTA, most buyers are limited by income and debt service. In London and Guelph, a larger share of buyers find that the down payment and closing cash — not the qualifying income — is what determines timing. That is a better problem to have, but it still needs a plan, and it changes what a qualification review should focus on.

Both cities carry significant employment concentration in healthcare, education and public institutions. That is generally favourable for underwriting: salaried, verifiable, stable. Where it gets more nuanced is with contract positions, casual hours and part-time arrangements that are common in the health and post-secondary sectors. Those need a documented history, and lenders will look to Notices of Assessment rather than a recent pay stub.

The housing stock in Old North and Old South London, and in Guelph’s limestone heritage neighbourhoods, is a genuine draw — and a genuine underwriting variable. Older systems, heritage designations and previous unpermitted renovations can all affect an appraisal or an insurer’s view of the property. Inspections matter here, and so does a repair reserve.

Rental and student-adjacent demand is real in both cities. If part of your plan involves renting a portion of the property, decide early whether the unit is legal and permitted, because that determination usually governs whether any lender will count the income at all.

Neither city levies a municipal land transfer tax. Ontario land transfer tax applies alone, and eligible first-time buyers may claim the provincial refund of up to $4,000.

Does a lower purchase price make qualification easier?

It lowers the mortgage amount and therefore the payment tested against your debt service ratios, so mechanically yes. But qualification still depends on how your income is documented, your credit profile, your existing obligations and the property itself. A modest purchase with a poorly documented income can be harder than a larger purchase with a clean file.

Will a heritage designation affect my financing?

It can. Heritage designations may restrict alterations, which some lenders and appraisers factor into their assessment of the property as security. It is not usually a barrier, but it belongs on the table early rather than discovered during underwriting.

I work contract in healthcare. Can I still qualify?

Frequently yes. Lenders generally look for a documented history — typically two years of Notices of Assessment, plus contracts and pay records. The key is demonstrating continuity and consistency rather than permanence of title. Alternative and credit-union options exist where prime policy does not fit, subject to lender underwriting.

Can I count income from renting rooms in the house?

Rarely on a room-by-room basis, and never as a matter of course. Lenders generally want a self-contained, legally permitted unit with documented rent. Informal room rentals are usually treated as unverifiable income. Do not build a budget that depends on it.

How much do I need for closing costs here?

Land transfer tax scales with price, so a lower purchase price means a lower tax. Legal fees, title insurance, inspection and appraisal are broadly consistent across Ontario.
