How long does the assessment take?
A few minutes. There are four short steps covering your market and timeline, your purchase and down payment, your income and credit picture, and how to reach you. No documents are required and nothing is uploaded.
What is the difference between this and the detailed qualification review?
This assessment establishes where you are and what the sensible next step is. The detailed qualification review at /pre-qualification/ is the substantive version — it includes your income and down-payment documentation and produces a reviewed response within one to two business days. Many buyers do this first and the review second.
Will this tell me how much I can borrow?
Not precisely, and any tool that claims to from a handful of questions is overstating things. The affordability calculator will give you an illustrative range based on the numbers you enter. A firm answer requires documentation and a lender, which is what the detailed review is for.
Does this affect my credit?
No. No credit check is performed. The credit question asks for your own estimate and is used only to understand your situation and point you to the right next step.
What if my answers are not great?
Then you get honest guidance about what to work on and how long it typically takes, rather than a rejection. Nobody is turned away here. Buyers who are twelve months out are frequently the ones who benefit most from starting the conversation early.
Do I have to give my phone number?
Contact details are required so a mortgage professional can actually respond. Your information is used to reply to your enquiry and to review your mortgage options, as described in the privacy policy. It is not sold.
