Privacy Policy

This policy explains how Cornell Mortgages Residential collects, uses, shares and protects personal information in connection with this website and residential purchase-mortgage inquiries.

Effective date: August 12, 2026. Cornell Mortgages Residential is an online platform operated by Cornell K. Haynes, Mortgage Agent Level 2, FSRA #M22004316, licensed under R.D.M. Financial Consultants Ltd. (o/a The Mortgage Centre Canada), brokerage licence #10716. This policy is intended to be consistent with the principles of Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA), subject to final brokerage compliance review.

1. Scope and accountability

This policy applies to personal information collected through residential.cornellmortgages.ca, including assessment, contact and detailed qualification-review requests. Cornell K. Haynes and the brokerage are responsible for personal information in their custody or control, including information handled by service providers on their behalf.

For privacy questions, requests or concerns, contact cornell@ncompassfinancial.ca. Please do not include unnecessary personal information in an ordinary email, and send only the documents specifically requested for a review.

2. Information we collect

We collect information that you choose to provide when you contact us, start an assessment, request a detailed review, book a consultation or begin a secure application. Depending on the interaction, this can include your name, email address, phone number, preferred contact method, Ontario market, purchase timeline, property type, estimated purchase price, down-payment information, employment and income information, self-reported credit information and your message.

For a detailed qualification-review request, we may collect the documents you provide through the designated process, such as income confirmation and down-payment proof. Do not send government ID, credit-report authorization, account passwords or banking-login details through this website. Documents are requested by email rather than uploaded through this website. Before sending a document, redact SINs, full account numbers and information that is not required for the review. Standard email is not an encrypted channel; if you would prefer a different method, contact us and one will be arranged.

We may also collect technical and usage information, such as pages visited, referral source, device or browser information, IP-address-derived data, landing page, and UTM campaign parameters. We use this information to understand how visitors find and use the site and to measure communications and site performance.

3. Why we collect and use information

We use personal information to respond to your inquiry; assess and discuss residential purchase-mortgage options; prepare a qualification-review response; arrange a consultation; operate and improve the website; maintain records; comply with legal, regulatory and brokerage obligations; and protect the security and integrity of our services.

Providing information for an assessment or detailed review does not create a lender approval, pre-approval, commitment or financing result. Where a formal application is appropriate, it is completed through the brokerage’s secure application process and is subject to the applicable lender’s underwriting requirements.

4. Consent

We obtain consent through the information you submit and, where applicable, the consent language associated with a form. You may withdraw consent to future contact or certain uses of your information, subject to legal, contractual and regulatory requirements. Withdrawal may affect our ability to continue reviewing an inquiry or provide requested services. To withdraw consent, email cornell@ncompassfinancial.ca.

5. Service providers, disclosures and cross-border processing

We use service providers to operate the site and process inquiries. Form submissions may be processed through Formspree as a form-processing service provider. Website analytics may be processed through Google Analytics 4. Website hosting and related infrastructure may involve Vercel and its service providers. Calendly may process information you provide to book a consultation, and Newton may process information you provide when you choose to use the brokerage’s secure application portal.

We share personal information with the brokerage, lenders, mortgage insurers, credit-reporting or verification providers, legal advisers and other parties only where necessary for the service requested, where you have provided consent, or where required or permitted by law. A lender or insurer receives information only in the context of a formal or contemplated mortgage process and with the appropriate consent. Service providers may process information in Canada or other jurisdictions; information may be subject to the laws of those jurisdictions.

6. Document handling and security

Access to submissions and documents is limited to authorized personnel and approved systems that need the information for the stated purposes. We use reasonable safeguards appropriate to the sensitivity of the information, including access controls and the designated service-provider environment. No method of electronic transmission or storage is entirely risk-free, and standard email in particular is not an encrypted channel. For that reason we ask only for the specific documents listed for a review, with SINs and full account numbers redacted, and we never request government ID, credit-report authorization, account passwords or banking-login details. If you would prefer not to send documents by email, contact us and an alternative method will be arranged.

Documents are not uploaded to, or stored on, this website. If you believe information was sent in error or may have been accessed improperly, contact us promptly at cornell@ncompassfinancial.ca.

7. Retention and deletion

We retain personal information only as long as necessary for the purposes described in this policy, for legal and regulatory obligations, and for legitimate business recordkeeping. Retention periods for mortgage-related information are subject to brokerage policies and applicable requirements and are being maintained under the brokerage’s approved retention schedule. When information is no longer required, it is deleted, anonymized or securely destroyed in accordance with that schedule and the capabilities of the applicable service provider.

8. Cookies, analytics and choices

The site may use cookies, similar technologies and URL parameters to support basic operation, remember attribution information and measure site usage. Google Analytics 4 may collect usage data using cookies or similar identifiers. You can manage cookies through your browser settings and can use Google’s analytics opt-out tools where available. Blocking cookies may affect some website functions and does not prevent all server-side logging or form processing.

We do not use website analytics to make automated mortgage decisions. The platform does not issue automated approvals; mortgage outcomes remain subject to human review and lender underwriting.

9. Access, correction and complaints

Subject to applicable law, you may request access to personal information we hold about you and ask that inaccurate information be corrected. Send requests to cornell@ncompassfinancial.ca with enough detail to identify the relevant interaction. We may need to verify your identity before responding, and we will explain if access is limited by law or confidentiality obligations.

If we cannot resolve a privacy concern, you may contact the Office of the Privacy Commissioner of Canada through its website at priv.gc.ca or through its current complaint process.

10. Updates to this policy

We may update this policy to reflect changes in services, legal requirements or privacy practices. The effective date above will be updated when material changes are posted. Continued use of the website after an update is subject to the updated policy.

This policy is provided for transparency and should receive final brokerage privacy and compliance approval before production launch. It does not replace the privacy notices presented in a lender, insurer, Calendly, Newton or other third-party workflow.
